Construction Staking & Site Layout
Construction staking translates an approved design plan onto the actual ground. We set the stakes and marks your contractors build from - roads, building pads, utilities, lot corners, and house footprints - so the work goes in the right place the first time, with fewer field errors and fewer change orders.
What This Service Covers
A design plan is only as good as its transfer to the ground. Working from your approved plans, we compute the layout and set field marks with the offsets and grades your contractor needs - staged to match the construction sequence, from initial rough grading through final improvements.
For a new home, the same discipline applies at a smaller scale: a house layout physically marks the foundation footprint in its proper location, checked against setbacks and property lines before concrete is poured. On larger projects we return as construction progresses, and can close the loop at the end with an as-built survey documenting what was actually constructed against the design.
How the Work Runs
Plans in, layout computed.
We take your approved design plans, coordinate with the contractor on staking needs and sequence, and compute the layout.
Staking, staged with construction.
The crew sets the stakes and control for each phase - clearing, grading, utilities, pads, curb, lot corners - as the schedule calls for them.
Verification and as-built closeout.
Where the project requires it, we verify placed work and deliver as-built documentation comparing what was built to the approved design.
What You Get
- Field stakes and marks, with offsets and grades, matched to the construction sequence
- House footprints marked on the ground, checked against setbacks and property lines
- Layout coordination directly with your contractor
- As-built documentation at closeout where the project requires it
What Affects Timing
- The size and phasing of the project - staking is usually several visits, not one
- How complete and buildable the design plans are when they reach us
- Contractor scheduling and how much re-staking disturbed areas need
- Our current field schedule
When You Need This Survey
- Before and during construction of roads, pads, utilities, or site improvements
- Immediately before foundation work begins on a new home
- When lot corners need to be set for a recorded subdivision
- At project closeout, when the owner or engineer requires as-built verification
Questions We Hear About Construction Staking
When should the surveyor get involved in a construction project?
Before the first machine mobilizes. Staking staged with the construction sequence keeps crews moving; calling for layout after grading has started usually means re-staking and lost time. If we performed the boundary or topographic work, the layout also starts from data we already control.
What is the difference between construction staking and an as-built survey?
Staking happens before and during construction - it puts the design on the ground. An as-built survey happens after - it documents what was actually built and compares it to the approved plans, catching deviations before they become someone else's problem at closeout.
