Boundary Surveys

A boundary survey answers the most fundamental property question there is: exactly where your ownership begins and ends. Doss Land Surveying locates your deeded property lines on the ground through established legal principles and careful field measurement, and documents them in a form that holds up - in a sale, a dispute, a financing package, or a building project.

What This Service Covers

Every boundary survey is both a research job and a field job. Before a crew ever visits your property, we pull the deeds - yours and your neighbors' - along with recorded plats and other courthouse records, because a boundary is defined by the written record as much as by what is found on the ground.

In the field, we recover the existing corner monuments called for by those records, evaluate the evidence where records and monuments disagree, and set new monuments where corners are missing - flagged so you can find them. The result is drafted into a survey drawing showing the resolved boundary, the monuments held or set, and the bearings and distances of each line.

How the Work Runs

  1. Deed and courthouse research.

    We assemble your deed, the adjoining deeds, and any recorded plats that bear on the lines - the written evidence the boundary resolution is built on.

  2. Field work.

    Our crew locates existing monuments and physical evidence of occupation (fences, drives, improvements near the lines), measures the property, and sets new corner monuments where they are missing.

  3. Boundary resolution and drafting.

    A licensed surveyor resolves the boundary from the record and field evidence together, and the final drawing is prepared, signed, and sealed.

Will you mark my property corners?

Yes. We recover the existing corner monuments and set new ones where they are missing, flagged so you can find them. If you only need specific corners marked rather than a full boundary, ask us about that when you call.

Why does a boundary survey involve courthouse research?

Your boundary is defined by the recorded deeds and plats, not just what is visible on the ground. Resolving a line correctly means comparing the written record with the monuments and occupation found in the field - skipping the research step is how bad surveys happen.

How much does a boundary survey cost?
